Willard marked a clear transition from renovation to full-scale redevelopment execution. We successfully rezoned the property from RS3 to B2-3 to unlock additional density and secured a formal land vacation to remove a CDOT easement encumbering a portion of the site — restoring buildable area and enabling full use of the parcel.
Spanning approximately 4,428 square feet across three levels (20.5’ x 72’ footprint), the project extended well beyond a traditional gut rehab. We retained only the exterior shell and roof structure, rebuilding the entire interior framework. The basement was excavated to gain roughly three additional feet of depth, enabling a 9-foot ceiling height at the garden level. New structural floor systems were installed throughout, effectively reconstructing the building from within.
All systems and interiors were built new, and a rear concrete parking pad was constructed following the land recovery.
Willard demonstrates coordinated execution across zoning, municipal approvals, structural reconstruction, and site optimization — a foundational step toward full ground-up development capability.
