Erie involved a full structural and vertical reconfiguration across four levels. We reengineered the floor assemblies to increase basement ceiling height, strategically reallocating vertical clearance from an oversized 12-foot first-floor ceiling to create a more balanced and functional building profile.

Floor plans were reworked throughout, a nonconforming staircase was reconstructed, and new windows were installed across the property. Each unit was upgraded with in-unit washer/dryer, individual HVAC systems, and central air conditioning — replacing prior window AC configurations and materially elevating livability and long-term durability. The exterior was refreshed and interiors fully modernized with contemporary finishes throughout.

The result is a structurally upgraded, fully repositioned asset that aligns with modern rental expectations across systems, layout, and performance.
