Monroe was not a value-add play — it was a scarcity play. This expansive 1,500SF 2 bed, 2 bath residence in the West Loop already offered scale and layout that are increasingly difficult to replicate in today’s high-cost land environment. With most new development skewing toward mid-rise density, large-format units like this are no longer the prevailing template.
We preserved it intentionally. The existing finishes already support its market tier, and incremental upgrades would not materially improve pricing. The value lies in its rarity.
