Wood Street

Wood Street was acquired as a distressed single-family residence with a nonconforming garden unit. The upper residence required a full gut rehabilitation, while the garden unit received a targeted interior refresh to maintain occupancy. We completed a comprehensive rebuild of the primary unit and secured formal ADU approval under the City of Chicago’s pilot ordinance, converting the garden apartment into a legally recognized accessory dwelling — materially strengthening the property’s income profile.

To further enhance rent potential, we intentionally divided outdoor space to create functional privacy for both residences. The garden unit retained front yard access, while the upper unit was granted dedicated rear yard use, upgraded with low-maintenance faux turf. This created a rare, pet-friendly private outdoor experience in an urban setting — a leasing differentiator that directly supported premium positioning.
